Trammell Crow, CBRE IM Deliver Phoenix-Area Logistics Park
One of the four buildings at Elliot Gateway has already been fully leased.
Trammell Crow Co. and joint venture partner CBRE Investment Management have completed construction at Elliot Gateway, their four-building, 516,000-square-foot Class A logistics park in Mesa, Ariz.
The 40.5-acre development is at 9020 E. Elliot Road, along the Elliott Technology Corridor.
One of the four buildings, the 186,000-square-foot Building C, is already fully leased to a mechanical and electrical construction company.
The three remaining buildings are available for lease: Building A, of 151,239 square feet; Building B of 124,611 square feet; and Building D, of 54,640 square feet. Each building within Elliot Gateway offers ample car parking, secure truck courts and excellent accessibility.
In a prepared statement, Ryan Norris of Trammell Crow said the available space is suitable for a variety of uses, including high-tech manufacturing and logistics. He also noted the development’s freeway frontage and direct access off the full diamond interchange at Elliot Road and the Loop 202.

Graycor Construction Co. was the general contractor, and Butler Design Group was the project architect.
The park’s site plan features new private drive extensions, a series of interconnected sidewalks and pedestrian rest nodes with seating areas shaded by trees. The landscaping emphasizes native vegetation across the full site.
Sustainability features include highly reflective TPO roof systems, as well as clerestory windows and roof skylights to maximize natural interior light and reduce lighting needs and electrical usage. Shade canopies over entries and office areas will reduce adverse interior heat gain.
CBRE’s Senior Vice President Evan Koplan and Vice President Serena Wedlich are leasing the property on behalf of TCC and a fund sponsored by CBRE Investment Management.
Coast to coast
The Southeast Valley submarket is one of the most active in metro Phoenix, with more than 7.1 million square feet of net absorption in 2022 and 10.3 million currently under construction, according to a fourth-quarter report from CBRE. Overall industrial vacancy was 3.4 percent at year-end.
Trammell Crow has been very active with industrial projects across the U.S. over the past several months.
- This past November, Trammell Crow and CBRE Investment Management broke ground on Cochrane Technology Center, in Morgan Hill, Calif., reportedly the largest spec industrial development in Silicon Valley.
- Later that month, Trammell Crow and Clarion Partners preleased more than half a million square feet at their Lehigh Valley Trade Center, under development in Bethlehem, Pa.
- Just before Christmas, Trammell Crow and MetLife announced their purchase of 477 acres in the Savannah, Ga., market to develop a six-building, 4.7 million-square-foot Class A logistics project.
- That same week, a joint venture of Trammell Crow and Diamond Realty Investments announced the acquisition of 43 acres in Merrimack, N.H., for the construction of a 323,750-square-foot distribution facility.
