Avison Young Tapped to Lease Charleston-Area Industrial Project
The 545,000-square-foot facility will come online in early 2024.
RealtyLink has appointed Avison Young as leasing agent for a 545,000-square-foot industrial property currently under development, in Ridgeville, S.C. The Class A Campus 5, scheduled for delivery in the first quarter of 2024, is situated within Camp Hall Commerce Park, a 6,800-acre master-planned industrial park. The Avison Young team formed of Vice Presidents Ryan Young and Alex Irwin will market the property.
According to Berkeley public records, RealtyLink acquired the development site in December 2021, for $6.4 million. The company received construction financing in the amount of $62.6 million, in the form of a loan originated by Bank of America, CommercialEdge data shows.
The speculative, cross-dock building is located at 735 Autonomous Drive and features 40-foot clear heights, as well as vehicle and trailer parking. Situated on a 69-acre lot, within an Opportunity Zone, according to the same data provider, the property is near Interstate 26, some 28 miles from Charleston International Airport and within 36 miles of Charleston, S.C.
Camp Hall Commerce Park is situated close to interstates 26 and 95, providing easy access to the ports of Charleston and Savannah. The business park is composed of nine “campuses,” four of which are already sold.
Earlier last year, another industrial development in the area moved forward: Trinity Capital Advisors’ first speculative project, TradePark East, attracted a buyer before construction began, in Charleston. The project totaling 837,000 square feet was fully leased before completion. In July 2022, Colliers was appointed as leasing agent for Enterprise 85, a 140-acre speculative industrial project, encompassing 1.6 million square feet, in Greenville, S.C.
