Greystar Delivers 1st Industrial Project in Houston

After completing the 166,000-square-foot facility, the company is now focusing on a 91-acre logistics project along the metro's South Belt.

Greystar has completed The Mill, a 166,000-square-foot industrial development in Houston that marks the company’s first logistics project in the metro. Cushman & Wakefield is the exclusive leasing agent of the warehouse.

The Mill is located 16333 Tomball Parkway and is a shallow-bay distribution center that features 32-foot clear heights, ESFR sprinkler systems, 12 trailer parking spots, 33 dock-high doors, front load configuration, a speculative office component and 90 parking spots for vehicles.

The facility is situated in an area where Amazon, UPS and Airtron are also present. George Bush Intercontinental Airport is some 15 miles of The Mill, while downtown Houston is roughly 22 miles away.

Cushman & Wakefield’s Executive Managing Director Beau Kaleel, along with Senior Brokerage Coordinator Brooke Forrest, are spearheading leasing efforts at the property.

More logistics space along the South Belt

After delivering The Mill, Greystar is now focusing on another logistics project in Houston, along the metro’s South Belt. The company is developing Beltway 35 Business Park, a 91-acre project encompassing five buildings and totaling some 1.3 million square feet of industrial space. The first phase of construction is currently underway and includes approximately 590,000 square feet across three buildings:

  • Building 1, a 155,080-square-foot structure that is set to feature 32-foot clear heights, 112 vehicle parking spots and 30 trailer parking spots and 30 dock doors.
  • Building 2, which will have 36-foot clear heights, 72 trailer parking spots, 48 dock doors, 245 vehicle parking spots and will total 273,480 square feet of space.
  • Building 3, a 160,720-square-foot warehouse with 80 vehicle parking spots, 20 dock doors and 32-foot clear heights.

Completion of this phase is expected in September. JLL‘s Executive Vice President Richard Quarles, Senior Vice Presidents Joseph Berwick and David Buescher, together with Associate David Holland, are in charge of marketing the three buildings for lease.

Beltway 35 Business Park is set to accommodate tenants with different space needs: from 50,000 to more than 500,000 square feet. Greystar’s Senior Director of Development, Tyler Williams, said in prepared remarks that the campus is targeting companies that are active in e-commerce, construction, medical supplies, distribution and other sectors.

The developer has been very busy in Texas in 2022. In June, Greystar started construction of the second building at Whisper 35, a 500,000-square-foot Class A industrial development in San Marcos. The project’s first phase includes two facilities totaling 180,000 square feet. In April, Greystar entered the Dallas-Fort Worth market by breaking ground on McKinney Airport Trade Center, a 740,000-square-foot industrial project.
