Arcadia Cold Storage Preleases Phoenix-Area Facility

When complete, the facility will serve as a hub for the company’s southwestern operations.

Arcadia Cold Storage and Logistics will soon expand its footprint into metro Phoenix with a new facility. The company signed an agreement to lease and operate Phoenix Cold Storage, a 293,000-square-foot industrial building that is still under construction. Slated to open in the third quarter of 2023, the facility will serve as Arcadia’s hub for the Southwest U.S.

Ti Cold and BentallGreenOak are developing Phoenix Cold Storage within Copperwing Logistics Park in El Mirage, Ariz., according to CommercialEdge information.

Upon completion, the fully-racked facility will comprise five fully convertible freezer and cooler rooms that will handle temperature ranges from -10 to 35 degrees F. Other features will include a 50-foot clear height and 40,500 pallet positions. The property will cater to regional food manufacturers, importers, exporters, retail and foodservice companies.

Phoenix Cold Storage is coming online on nearly 22 acres at 13100 W. Joe R. Ramirez Road, some 20 miles northwest of downtown Phoenix. Due to its location, the facility will be connected to key metros including Southern California, Arizona, Nevada, Utah, New Mexico and Colorado.

Expanding the cold storage platform

Arcadia CEO Chris Hughes said in prepared remarks that Phoenix Cold Storage is the company’s westernmost facility in the U.S. to date and the fourth in its national cold storage platform. The firm was established in 2021 with a focus on providing storage, distribution and value-add services to the food industry.

In August 2022, Arcadia broke ground on a cold storage facility in Hazleton, Penn., that will offer 30,000 pallet positions for frozen and refrigerated distribution. Prior to that, the firm also started construction on a cold storage facility in Atlanta, as well as on another facility near Fort Worth, Texas.
