Billingsley Co. to Begin Work on $3B DFW Mixed-Use Project
Sloan Corners is set to include more than 10 million square feet of office space, along with multifamily and retail components.
Billingsley Co. plans to start construction on the first phase of its 500-acre mixed-use development that sits in both Fairview and Allen, Texas. The developer is finalizing plans for Sloan Corners, with the first phase set to include office space and apartments.
Billingsley Co. is working with both Fairview and Allen to develop the massive project that combines a 240-acre site in Fairview and a 260-acre site across the highway in Allen. When fully completed, Sloan Corners is expected to be valued at $3 billion, with 10.6 million square feet of office space, 220,000 square feet of retail space and 6,000 apartments. The mixed-use development is split as 4.4 million square feet of office, 100,000 square feet of retail and 2,000 multifamily units in Fairview, and nearly 6.2 million square feet of office, 120,000 square feet of retail and 4,000 multifamily units in Allen.

Located at the southeast corner of U.S. Highway 75 and State Highway 121, Sloan Corners will also include more than 23 acres of parks with trails, 6 acres of ponds and a central park. The location puts residents within a 30-minute commute to Dallas-Fort Worth International Airport and within 25 minutes to downtown Dallas. Lucy Billingsley, partner at Billingsley Co., said in prepared remarks that the corners of I-75 and SH-121 are one of the last great undeveloped intersections in the Dallas-Fort Worth metro area.
Mastering master-planned developments
Billingsley Co. is known for its master-planned developments, having developed several in the Dallas-Fort Worth area. In total, the firm’s portfolio of completed developments includes more than 10 million square feet of commercial properties and more than 8,500 multifamily units.
Billingsley Co.’s projects across Texas have attracted a number of tenants recently. In February, Lucid Private Offices signed a 31,000-square-foot lease at the firm’s International Business Park in Plano, Texas. The 300-acre campus totals more than 1.7 million square feet of office space across 13 buildings and also includes retail, multifamily and other uses. That same month, Lightbeam Health Solutions signed a 33,000-square-foot lease at Billingsley Co.’s Cypress Waters project. The firm completed this mixed-use development in Coppell, Texas, in 2022, adding 3.4 million square feet of office space, 282,000 square feet of retail space and 2,900 apartments to the Dallas suburb.
