Net-Zero Life Science & Tech Campus to Rise in Boulder
Conscience Bay Co. is leading the development of Ridgeway Science & Tech.
Locally based private equity firm Conscience Bay Co. will develop a 112,423-square-foot net-zero carbon, all-electric, technology campus in Boulder, Colo.
Ridgeway Science & Tech was recently approved by the City of Boulder and reportedly will be Colorado’s first net-zero carbon life science and technology campus. It’s set to break ground in 2024 and is scheduled for delivery in 2026.
The speculative project will feature lab spaces meeting Bio Safety Level 1, 2 and 3 requirements. Ridgeway will also feature such amenities as a communal conference room, game room and lounge, wellness room, meditation room, indoor bike room with electric bike charging stations, 2,500 square feet of outdoor terraces and collaborative spaces, an on-site café, an outdoor gym, on-site jogging path, low-irrigation landscaping, pollinator and food gardens, and electric vehicle charging stations.
Among its green claims to fame will be LEED Platinum, WELL Gold, Wired Score Gold and Zero Energy certifications, relying on onsite geothermal exchange, onsite and offsite solar panels and “an impeccably insulated and airtight envelope,” according to Conscience Bay, a certified B Corporation.

In addition, proximity to RTD’s Boulder Junction Depot Square Station will give tenants access to public transit and put them only 45 minutes from Denver International Airport.
In a prepared statement, Daniel Aizenman, Conscience Bay’s director of development and design, noted that Boulder is home to 17 federally funded labs and in the middle of multiple academic and research institutions and a high density of biomedical engineers.
He added that the office-and-lab campus will be equipped to handle tenants in the life sciences, biotech, medical device research and production, robotics, or aerospace.
Prime West will provide development services, and Stantec will be the project’s lead architect, interior designer, landscape architect and sustainability consultant. Swinerton will be the general contractor.
JLL’s Don Misner, Joe Health and Jonathan Shirazi will lead the leasing effort.
Rocky Mountain high tech
Boulder ranks as the eighth top life science cluster in the U.S., according to JLL’s 2023 Life Sciences Industry Cluster Rankings.
Barely a year ago, a joint venture of Tishman Speyer and Bellco Capital acquired a four-building, 9-acre campus in Boulder, with plans to develop it as Boulder 38 by Breakthrough, a 164,000-square-foot project encompassing office, lab and flex space. The joint venture, Breakthrough Properties, funded the purchase through its $3 billion Breakthrough Life Science Property Fund.
