Granite Properties Opens Dallas Office Tower

Granite Properties of Plano, Texas, has opened Granite Park 6, a 19-story, 422,109-square-foot Class AA office tower at 5525 Granite Parkway in the firm’s home city.

The project is the seventh office property to open in Granite Park, a 90-acre mixed-use district that includes six additional office buildings alongside retail, dining and hospitality spaces. Presently, Granite Park 6 is the tallest building in the 2.3 million-square-foot development.

Construction on Granite Park 6 began in December of 2021, and is subject to a $115 million loan provided by Bank OZK, according to CommercialEdge information. Highwoods Properties is serving as the developer’s joint venture equity partner. Dallas-based BOKA Powell oversaw the property’s architectural planning, while HKS Architects designed its interiors. The property topped out in October of 2022, and its first announced tenant will be Stonebriar Commercial Finance, which will move its headquarters from Granite Park 3 in December. Leasing will be managed in-house by Senior Director of Corporate Leasing Robert Jimenez, Director of Leasing Burson Holman and Leasing Manager Elizabeth Fortado.

Granite Park 6 consists entirely of rentable office space, sectioned into 25,000-square-foot floorplates, with availabilities ranging between 1,563 and 26,953 square feet, according to CommercialEdge information. Additionally, the building will feature move-in ready suites with sizes from 1,500 to 3,700 square feet. Like its neighbors, the building was designed to achieve LEED Silver and Fitwel certifications, and includes clean air technology for the HVAC systems, a terrace with a fitness center, lounge and golf simulator, as well as electric vehicle charging stations. Other amenities include a lecture hall, contactless elevators and campus-wide events accessible through a proprietary tenant experience platform.

Outside the office space, Granite Park 6 is connected to The Boardwalk, a waterfront dining and entertainment complex that links all the campus’ office buildings. The complex directly faces an entanglement of highways, including the Dallas North Tollway, which feeds directly into downtown Dallas, 20 miles to the south.

Dallas adapts

Despite a vacancy rate of 18.5 percent, the Dallas-Fort Worth market has more than 4 million square feet of space in its pipeline, according an August report from CommercialEdge. With the five day in-person workweek officially a relic of the past, many recent office spaces coming online around the city have been components of larger mixed-use projects.

In September, Ryan Cos.’ topped out on Ryan Tower, a 23-story tower that is also located in Plano. That project marks the latest installment in Legacy West, a $3 billion development that includes multifamily, retail and hospitality components. Downtown, Haynes and Boone LLP committed to a 142,000-square-foot lease at Harwood No. 14, a 360,000-square-foot property in the Harwood District, a master-planned district that spans 19 blocks downtown.
