Law Firm Subleases Space at Nuveen Building
The company will occupy an entire floor at this Washington, D.C., mid-rise.

Alabama-headquartered Bradley Arant Boult Cummings LLP has subleased 28,251 square feet from Dentons at 1900 K St. NW in downtown Washington, D.C. The law firm will occupy the entire eighth floor at the 361,200-square-foot office building owned by Nuveen.
Bradley will relocate from its current office at 1615 L St., where it occupies 33,000 square feet across two non-contiguous stories. Savills arranged the deal on behalf of Bradley, while JLL represented the lessor.
Dentons had previously leased more than 155,000 square feet at the mid-rise, according to CommercialEdge. The firm renewed its commitment in 2022 for at least 10 years.
As of March, listing rates in Washington, D.C., averaged $40.6 per square foot, above the national figure of $33.4, a recent CommercialEdge report shows. The metro’s office vacancy rate stood at 19.5 percent, while the national average rose to 19.9 percent, reflecting a 170-basis-point increase from the previous year.
A downtown D.C. office building
Nuveen Real Estate acquired the 13-story asset from Hines Interests in 2005 for $216.9 million, according to the same source. Designed by Cesar Pelli and developed in 1995, the LEED Gold-certified mid-rise features floorplates averaging 28,251 square feet. The tenant roster includes Fidelity Investments, International Franchise Association, HLP Integration and Dechert LLP.
Shared amenities include a fitness center and a newly renovated rooftop terrace, as well as a penthouse lounge and conference room. The transit-oriented property is within 1 mile from The White House and George Washington University Hospital.
Savills Vice Chairman Tom Fulcher and Managing Director Adam Brecher brokered the deal on behalf of Bradley Arant Boult Cummings LLP, while JLL Vice Chairman Elizabeth Cooper and Executive Managing Director Bobby Blair represented Dentons.
