AQUILA Completes Lease Renewal at Austin Office Campus

AQUILA Commercial arranged a lease renewal at The Campus at Arboretum, a five-building, Class A office park totaling 318,534 square feet in Austin’s Northwest submarket. Trion Worlds, a California-based video game developer and publisher, will continue to occupy a 22,769-square-foot space in Building IV of the complex.
The Campus at Arboretum encompasses Buildings I-III at 10415 Morado Circle, Building IV at 10814 Jollyville Road and Building V at 10431 Morado Circle, completed between 1986 and 2000. The office park is ENERGY STAR-rated and underwent lobby renovations in 2016. Tenants enjoy access to a fitness facility with showers and locker rooms, executive conference center and a parking ratio of 3.5 spaces per 1,000 square feet. Additionally, the campus features picnic areas with Wi-Fi, volleyball and basketball courts, outdoor seating and food trucks that make daily visits to the property.

CBRE Senior Vice Presidents Nate Stricklen and Erin Morales along with Senior Associate Kelly Woodruff represented Trion Worlds, while Principals Bethany Perez, Chad Barrett and Bart Matheney of AQUILA worked on behalf of the landlord in the lease negotiations. The Campus at Arboretum recently changed hands as DivcoWest sold the asset to a joint venture partnership between Vanderbilt Partners and True North Management Group.
The office center is within walking distance of more than 100 restaurants and retailers at Arboretum, Great Hills Market, Arboretum Market and North Hills Town Center. Situated near Apple’s North Austin Operations Center and less than five minutes from The Domain, the location provides access to major thoroughfares including U.S. Route 183, Capital of Texas Highway and Texas State Highway Loop 1 (MoPac).
