Ares Scores 227 KSF Tenant in Houston
The 454,600-square-foot distribution center came online last month.
Proactive Supply Chain Group has signed a 227,300-square-foot lease at Bayport 146 Distribution Center, a new Class A industrial space delivered in February by Transwestern Development Co., in Seabrook, Texas. The 454,600-square-foot building is now owned by Ares Industrial Management. Transwestern Real Estate Services negotiated on behalf of both parties involved.
Located at 5603 Old Highway 146, the cross-dock industrial property includes 36-foot clear heights, four grade-level doors and 127 dock-high doors, CommercialEdge data shows. Additionally, the building features two separate driveways, up to 74 trailer parking spots, an office component, ESFR sprinkler systems and 400 feet of building depth.
Situated on a 32-acre lot, within Houston’s southeast submarket, the building is 6 miles from Bayport Container Terminal, 17 miles from Port of Texas City and some 35 miles from central Houston.
Transwestern Managing Director Carter Thurmond negotiated on behalf of the tenant, while the company’s Executive Managing Director Brian Gammill and Managing Directors Nick Peterson and Darryl Noon worked on behalf of the landlord and are the appointed leasing brokers for the remaining 227,300 square feet of space at the property.
Recent projects, deals
Earlier last month, Ares Management secured another tenant at one of its industrial properties in Dallas: Careismatic Brands signed a long-term lease at I-20 Logistics Park, an industrial campus situated close to the second-largest FedEx Ground facility in the U.S. The new tenant will fully occupy a recently completed 1 million-square-foot facility, that will be used as a shopping hub.
Transwestern also became exclusive leasing agent for three projects planned by Freehill Development Co. Totaling 620,000 square feet, the three Texas developments are located in Georgetown, San Marcos and Selma.
