Assurance to Relocate HQ to Schaumburg, IL

The company leased 75,000 square feet of office space at one of Zeller Realty Group’s Woodfield Preserve Office Center. Jesse Van Dyke of JLL represented the tenant in the transaction.

Woodfield Preserve II

Assurance Agency is going to relocate its headquarters at the beginning of 2019 to Schaumburg, Ill. The brokerage firm has leased 75,000 square feet at Woodfield Preserve Office Center, committing to the entire sixth floor and a portion of the first floor at Woodfield Preserve II. JLL directed the lease on behalf of the tenant while CBRE represented the owner, Zeller Realty Group in the transaction.

The six-story building is located at 20 N. Martingdale Road and has been part of ZRG’s portfolio since 2016. The current owner bought both buildings making up the office center from KBS Realty Advisors for $73.3 million, according to real estate date provider Yardi Matrix.

Amenity-rich building

Woodfield Preserve Office Center provides almost 600,000 square feet of office space and 10,000 square feet of retail space. It also features top-of-the-line amenities that drew Assurance to this location, including:

  • two fitness centers
  • game rooms
  • conference centers
  • Wi-Fi lounges
  • full-service delis with catering
  • outdoor courtyard with pergolas and firepits
  • mother’s rooms
  • community yoga classes
  • organic gardening classes
  • a raised-floor air distribution system that enhances air quality
  • interactive conference centers

The asset can be accessed via interstates 290 and 355. It is approximately 15 miles from Chicago O’Hare International Airport and 5250 Old Orchard Road, another ZRG office tower. Completed in 2001 on a 29-acre lot, the property offers views of the Ned Brown Forest Preserve.

The brokers involved in the transaction were Executive Vice President Bill Elwood and Senior Vice President Rob Graham of CBRE as well as Managing Director Jesse Van Dyke of JLL.
