Atlanta—Lincoln Property Co. Southeast has announced that the company has broken ground on a 362,880-square-foot speculative industrial warehouse/distribution center in Atlanta. The property is scheduled to come online this summer.
The new state-of-the-art industrial facility will feature 36-foot clear heights, 90 dock-high doors, four drive-in doors and flex lots for additional trailer storage, parking or outside storage. The new property will be located at 6180 Buffington Road, just off the intersection of Flat Shoals Road and I-85. I-85 South/Fairburn is one of the Atlanta’s most active industrial submarkets with numerous corporate tenants such as Google, SC Johnson, Duracell, Kraft, Clorox, JM Smucker and Procter & Gamble. The new spec distribution center is taking shape in a superior infill location with convenient access to the I-285 and will offer easy acces to Hartsfield Jackson International Airport and the CSX Intermodal Facility once completed.
“Located at the first full-diamond interchange south of the Perimeter, this Class A property offers an ideal strategic location within the submarket with immediate interstate access at the corridor’s least congested interchange,” Denton Shamburger, a Lincoln vice president, said in prepared remarks. The company selected the 56-acre site and put it through the entitlement process, representing the institutional owner, an affiliate of Morgan Stanley Real Estate Investing. Lincoln will execute the development and arrange and lease of the project upon completion.
“This is an excellent opportunity to capitalize on the groundswell of e-commerce activity as well as the general warehouse and distribution needs of companies seeking industrial space in what has become Atlanta’s hottest submarket – I-85 South,” Tony Bartlett, Lincoln’s senior vice president, said in a prepared statement.
