Children’s Hospital of Colorado has signed a 105,806-square-foot lease at 830 Potomac Circle, a four-story medical office building in Aurora, Colo., with its owner, Northstar Commercial Partners. With this new tenant, Northstar has filled the entire 113,568-square-foot building, taking the asset, following the 2014 acquisition, from completely vacant to fully occupied.

“This building will allow Children’s Hospital the right office and medical space to meet their growing needs, while providing them with excellent signage and exposure on I-225 between Colfax and 6th Ave., near the Fitzsimmons Medical Campus where Children’s Hospital already has a major presence,” Brian Watson, Northstar’s founder & chairman, said in a prepared statement.

Community care

With more than 3,000 pediatric experts on staff at 16 locations in the state, Children’s Hospital of Colorado is noted for serving the entire state effectively as well as many from throughout the region and the U.S. The hospital has been dedicated exclusively to kids for more than 100 years.

According to Watson, Northstar couldn’t be more eager for the opportunity to provide this space for its new tenant, as they are one of the most trusted and quality champions of the community and the move is projected to bring in hundreds of jobs to the area.

Matt Smith of Vector Property Services and Gabe Uhrig of Northstar represented the owners in the lease transaction, while Bob Whittelsey of Colliers International represented the tenant.

In February, Northstar Commercial Partners acquired Offices at the Art, a 52,000-square-foot property in Denver’s CBD, for $17.1 million.
