Avison Young Arranges Miami-Area Prelease
Aquila Software will occupy roughly 29,000 square feet at the upcoming 330,000-square-foot, Class A The Edison Pembroke Pines. When completed, the asset will include a 5,000-square-foot central amenity building.
Two years after being retained as the exclusive leasing team, Avison Young Principals Greg Martin and Justin Cope have completed the first preleasing agreement at The Edison Pembroke Pines. Aquila Software will occupy 28,890 square feet at the 330,000-square-foot, Class A project in Pembroke Pines, Fla. Stoltz Realty Florida Vice President Jason Carros represented the tenant.
Located at 1200 and 1400 S.W. 145th Ave. along Interstate 75, The Edison Pembroke Pines is 27 miles of Fort Lauderdale and 34 miles of Miami. When completed, the asset will consist of two three-story buildings and a 5,000-square-foot amenity building.
“The lease represents a relocation in South Florida, as Aquila Software will consolidate offices from Fort Lauderdale and Medley into its new space at The Edison,” said Martin, in prepared remarks. “The premier development caters to today’s workforce with its creative design and close proximity to the 400,000-square-foot upscale lifestyle center, The Shops at Pembroke Gardens,” he added.

The Southwest Broward submarket experienced the lowest office vacancy rate in Broward County at 6.7 percent as of the fourth quarter of 2018. Developed by TPA Group, The Edison Pembroke Pines drew attention as it is one of the few new suburban construction projects in the county.
“The market continues to show robust interest in the quality product The Edison offers, particularly the unique design and large floorplate opportunities we are able to present to larger space users,” said Cope. “As construction draws closer to completion, we expect to announce additional lease agreements,” Cope added.
