Avison Young to Market Pennsylvania Industrial Property
The 620,000-square-foot Hazleton development is slated to come online late next year.
Diplomat Investment Partners Co. has selected Avison Young as leasing agent for Hazleton Industrial Center, a 620,000-square-foot industrial building underway in Hazleton, Pa. The Luzerne County development is expected to come online at the end of 2022.
The cross dock building will feature up to 60-foot clear heights, 124 loading docks, 140 trailer spaces, a 200-foot truck court along with 495 car parking spaces as well as 255 trailer spots. Situated along Pennsylvania Route 424, the facility will have two access points leading to it.
Hazleton Industrial Center has the possibility to be expanded to 1 million square feet, pending rezoning approval.
The development provides easy access to Interstate 81 along with Pennsylvania routes 93 and 424. Wilkes-Barre Scranton International Airport is 33 miles away. According to Avison Young research, the development is within a one-day drive of 19 percent of the U.S. population, a greater proportion than industrial hubs such as Atlanta, Dallas or Los Angeles.

The local industrial sector
The second quarter of 2021 totaled more than $222 billion in e-commerce sales, representing a 3.3 percent growth over the first quarter.
Greater Hazleton is home to three industrial parks along with a corporate center: Humboldt Industrial Park, Valmont Industrial Park, McAdoo Industrial Park and the CAN DO Corporate Center. Humboldt Industrial Park includes notable tenants such as Amazon, FedEx, Hershey Co. and several others.
Luzerne County implemented the Industrial/Business Park Incentive Program with grants for every job created under certain conditions.
In February, a joint venture between Wharton Industrial and CenterSquare Investment Management inked a 170,000-square-foot lease for their 589,580-square-foot asset in Hazleton, Pa. In April, Canadian firm Nexii Building Solutions Inc. chose a Hazleton site as its first U.S. facility.
In August, a partnership between Endurance Real Estate Group and Cabot Properties announced plans to build Olyphant Logistics Center, a 1 million-square-foot facility in neighboring Lackawanna County. That building is also expected to be completed in 2022.
