Barings Inks 32 KSF Lease in Downtown LA

Tokio Marine HCC has signed an 11-year lease for office space at 801 Tower.

Los Angeles—International specialty insurance group Tokio Marine HCC has signed an 11-year lease for approximately 32,000 square feet of office space at 801 South Figueroa St. in Los Angeles.

Mike Catalano and Luke Raimondo at Savills Studley represented the tenant, while John Eichler and Tyler Stark with Cushman & Wakefield represented the landlord, Barings Real Estate Advisers.

The company will be relocating from 601 S. Figueroa St. to 801 Tower in May 2017. The 462,626-square-foot office tower is located at the corner of 8th Street and South Figueroa in downtown Los Angeles.

The 25-story, Class A property built in 1991 features green glass spire and polished pink granite façade with sawtooth window line. Office floor plans feature column-free floor plates, 13-foot ceiling heights, and more than 12 corner offices per floor. Property amenities include mechanical and operating systems, three levels of subterranean parking levels and ground-floor retail. The building was Energy Star certified in 2016 for its operating efficiency.

Current tenants include China Trust Bank, law firm Manning & Kass, Ellrod, Ramirez, Trester LLP and Anthem Blue Cross of California.
