Austin, Texas—The Oak Hill Plaza shopping center in Bat City is now under new management. BBD Commercial of Austin took over the managing, marketing and leasing responsibilities for the 115,512-square-foot asset. BBD also announced plans to renovate the property.
“We’re excited about our plans for Oak Hill Plaza; it’s a great property with fantastic existing tenants and a lot of promise for potential new ones,” Bill Ott with BBD Commercial said in a statement. “We’ve received a lot interest from prospects in the local market, as well as a positive reaction from neighbors about our efforts to renovate the plaza and to cater to the area by recruiting businesses that are good fits for the neighborhood.”
The retail asset is located at 7101 Highway 71, in the heart of the Y in southwest Austin and is currently anchored by Auto Zone, Wells Fargo Bank and Jim’s Restaurant. Furthermore, Oak Hill Plaza has approximately 36,000 square feet of available retail and restaurant space consisting of suites ranging from 1,220 to more than 15,000 square feet, including a 3,500-square-foot end cap space perfect for a restaurant. On the second floor, more than 6,600 square feet of office space are available for lease.
The renovation plans include a completely remodeled façade and repainted exterior; a marquee restaurant end cap with patio; a re-surfaced and re-striped parking lot; new lighting and landscaping to enhance the property aesthetics; a new roof; and a re-constructed monument sign. Bill Ott and Tim Jarvis are leading BBD’s revitalization and leasing efforts. Architects Noack-Little and the construction team of Engen Contracting are also involved in the project.
“We believe a revamped Oak Hill Plaza will provide the services and restaurants that the local community needs,” said Jarvis. “Even as the city continues to grow, the Y has remained one of its most important intersections. We’re excited about bringing new energy to this underserved retail submarket.”
Construction will begin in May and should be finalized within six months. Preleasing is now available.
