Becknell Industrial Completes Columbus-Area Distribution Facility

Becknell Industrial has added another speculative distribution facility to its Midwest footprint after completing the 527,023-square-foot Winchester 527 in the Columbus, Ohio, metro. The development firm closed on the site more than a year ago, in November 2022, and financed the project’s construction with a $32 million loan from Old National Bank, according to CommercialEdge information.

Now complete, Winchester 527 has 40-foot clear heights, 54-foot by 50-foot column spacing, a truck court depth of 185 feet, 432 car parking spaces, 150 trailer parking spaces, 53 dock doors and four drive-in doors. The distribution facility also includes ESFR sprinklers, LED lighting and 2,000 square feet of office space. Lee & Associates‘ Todd Spencer, Mike Spencer and Alex Kuniega are the property’s leasing brokers.

Located on more than 42 acres at 6085 Winchester Pike in the Canal Winchester suburb of Columbus, the property provides nearby access to U.S. Route 33. The location also connects to interstates 270, 70 and 71, allowing for a one-day truck drive that reaches nearly half of the U.S. population. Rickenbacker International Airport is some 10 miles away.

Building in Columbus and beyond

Winchester 527 marks Becknell’s eighth development in the Columbus metro. The firm’s Ohio footprint also includes four industrial properties in Grove City, as well as additional facilities near Cleveland and Cincinnati.

Becknell’s national portfolio currently totals more than 35 million square feet of industrial space and more than 8 million square feet of developable land. Earlier this year, the firm broke ground on the third building at the Old Augusta Commerce Center industrial park in Savannah, Ga. At full build-out, the campus will total 4.9 million square feet.
