Bel Furniture announced the opening of a 415,296-square-foot space at West Ten Distribution Center on Interstate 10 at Cane Island Parkway in Katy, Texas. The two-building speculative project consists of a 74,793-square-foot showroom and an adjacent 340,503-square-foot distribution center.
Transwestern’s Brian Gammill represented the owner, a Transwestern Development Co. partnership, and Billy Gold of CBRE represented Bel Furniture. The Houston-based furniture retailer currently counts more than 350 employees, 15 locations and three distribution centers throughout Houston, Humble, Webster and Beaumont, as well as a mega showroom in San Antonio.
“We have been looking for an opportunity to open a large retail and distribution operation in west Houston to serve our expanding customer base, and West Ten was an ideal fit for us based on the quality of the new buildings, strategic location, visibility and access to Interstate 10,” Jamal Mollai, owner & founder of Bel Furniture, said in a prepared statement.
In 2014, Transwestern Development Co. acquired 75 acres in the West Ten Business Park—a 450-acre, master-planned park—from Parkside Capital. More than 42 acres of the initial purchase are available for future development, build-to-suits or sale to end users.
“The completion of the Grand Parkway has been a game changer for the west Houston submarket,” Pete Johnston, senior vice president at Transwestern Development Co., said in prepared remarks. “In addition, the completion of Cane Island Parkway provides West Ten users immediate access directly from Interstate 10. West Ten Distribution Center is the preeminent park in west Houston and a viable solution to the current lack of high-quality space in the west Houston area.”
