BofI Federal Bank has renewed and expanded its lease with Irvine Co. within its San Diego campus, La Jolla UTC. The tenant took the 17th and 18th penthouse floors at Pacifica Towers, totaling 42,000 square feet, which haven’t been on the market for 30 years.
The lease marks BofI Federal Bank’s seventh expansion in five years and also includes adding a building top signage. Currently, the firm’s office encompasses a total of 140,000 square feet at The Plaza office center and 22,000 square feet in the nearby Eastgate campus. In addition to the lease expansion, the tenant announced that it will rebrand its name to Axos Bank effective October 1.
Accessible location
The six buildings comprising The Plaza—three towers and three campus-style office buildings—are located at 4320-4380 La Jolla Village Drive and 4365 Executive Drive in San Diego. They are also less than 5 miles from another Irvine asset, The Gateway at Torrey Hills, which Irvine Co. acquired in January for $105 million.
A LEED Gold certified campus, The Plaza totals 825,000 square feet and spans more than 17 acres, being nestled amid a park-like setting. The landlord added several amenities, including a fitness center, a large open-air work space with complimentary Wi-Fi and various dining options. Following the deal with BofI Federal Bank, the property increased its occupancy to 95 percent.
Employees can reach the office campus via interstates 5 and 805. They will also be able to commute from and to downtown San Diego via a future mid-coast trolley expansion stopping at Westfield UTC Mall, which is connected to the property through a pedestrian bridge.
