Boston Seaport Office Asset Signs Major Tenant
The Boston Consulting Group is relocating to Tishman Speyer's Pier 4 development.

Boston—The Boston Consulting Group will combine two Boston-based offices and relocate to Pier 4, a 13-story, 370,000-square-foot building being developed by Tishman Speyer in Boston’s Seaport.
“Surrounded by water on three sides with views of Boston Harbor and the Boston skyline, Pier 4 will be the premier office location in all of Boston,” Sam Schaefer, Tishman Speyer managing director, corporate outreach, global leasing, told Commercial Property Executive. “The project will offer an unparalleled amenity package that will appeal to today’s modern office tenant, enhancing their ability to recruit and retain talented professionals and improve the quality of life for their employees.”
The anchor tenant of the development, BCG will take up 7 floors and approximately 202,000 square feet in the building, and move 700 employees into Pier 4 by June 2018.
Located at 200 Pier 4 Blvd., near Northern Avenue, the Pier 4 office building will be built for LEED Gold certification by Elkus Manfredi Architects. The finished development will offer commercial offices, on-site retail space, an expansive rooftop garden, a state-of-the-art fitness center, bicycle storage, and three levels of parking.

Employees will have access to the on-site fitness center and will be encouraged to enjoy the nearby public spaces, including a 1-acre waterfront park and the Boston Harbor Walk, which is being extended onto the property by Tishman Speyer.
The development is surrounded by water on three sides and is served by multiple public transportation options including ferry and bus lines, with nearby access to I-93 and I-90. It is just a short distance from the Financial District and has neighbors such as GE, Fidelity Investments, PwC and Goodwin Procter.
Pier 4 will also be home to a nine-story, 100-unit luxury residential building next door, designed by internationally prominent SHoP Architects in collaboration with local Boston firm CBT. Each of the buildings will feature 17,000 square feet of ground floor retail space.
BCG currently occupies 146,000 square feet of space at its two downtown office locations: Exchange Place and One Beacon, where it has been a tenant for 31 years and 8 years, respectively.
Michael Joyce and John Barry of Transwestern RBJ represented BCG in the lease transaction, while Tishman Speyer’s Sam Schaefer and Brooks Brown represented ownership.
