Bridge Development Delivers Bridge Point I-95

The new business park in Fort Lauderdale, Fla., is 77 percent pre-leased to brands such as Floor & Décor, Broward Motorsports and U.S. AutoForce.

Bridge Development completed a new project in Florida: Bridge Point I-95, a two-building, 306,446-square-foot business park located in Fort Lauderdale. The property replaces a former cement plant that was previously operating on the 17.5-acre site. Building One was completed in the second quarter of 2017, followed by Building Two.

77 Percent Preleased

The two buildings are located at 2200 W. Sunrise Blvd. in the northwest part of the city. and are already 77 percent pre-leased to high-profile brands.

Building One has approximately 140,000 square feet and will host Floor & Décor, a manufacturer of hard-surface flooring, which will occupy 82,755 square feet of space and Broward Motorsports, a Florida motorsports dealership, which signed an agreement for 57,341 square feet of space.

Building Two offers 160,000 square feet and is anchored by U.S. AutoForce. The remaining 70,000 square feet of space are available for lease through CBRE.   

Both facilities feature 32-foot clear heights, rear-dock loading and high-powered ESFR fire suppression systems. The business park offers direct on-ramp access to Interstate 95, which serves as a hub for several major South Florida transportation arteries. The site is located 30 miles from Miami and less than 10 miles from Fort Lauderdale-Hollywood International Airport.

To complete the project, Bridge teamed up with Premier Design + Build Group, Pilgram Group and Flynn Engineering Services. Bridge Point I-95 joins the two million square feet of South Florida industrial space delivered by the developer since 2012.
