Fisher Brothers has inked a 15-year lease with global fintech firm Broadbridge Financial Solutions Inc., to occupy space at one of its office towers in Manhattan. The company will take over four floors at 605 Third Ave., a 1.1 million-square-foot tower.

Starting in January 2020, Broadbridge will occupy 85,000 square feet from levels 39 to 42. Fisher Brothers built the 44-story, LEED Gold certified property back in 1963. The tower is now 93 percent leased, following a $25 million capital improvements program completed by the owner in 2016. Designed by David Rockwell and the Rockwell Group, renovations included the creation of a new entrance, a more spacious lobby, a wall feature with brass paneling and the installation of two oversized digital glass windows in the lobby that serve as a form of art and function like kaleidoscopes.

The owner also partnered with Convene to create a full-service tenant amenity and conference center. The space will be located on the seventh floor and feature meeting areas, an outdoor terrace, a gourmet cafe and lounge seating. Other major tenants include Informa, AECOM, the United Nations Population Fund, Univision and David Hurcher & Citron LLP.

Paul Amoruso and Michael Ciotta of Oxford and Simpson represented the tenant in the lease agreement. Fisher Brother was represented by a team including in-house members Marc Packman and Clark Briffel, as well as Cushman & Wakefield’s Bruce Mosler, Louis D’Avanzo, Andrew Ross, Michael Baraldi and Maria Travlos.

Other Manhattan leases

Last month, Fisher Brothers completed a 29,754-square-foot, 12-year lease with One William Street Capital Management at 299 Park Ave., another of its Manhattan office towers. The tenant will occupy the entire 25th floor and will relocate from 1290 Avenue of the Americas in the spring of 2019.

Prior to that, in May, the owner signed the Association of International Certified Professional Accountants to a 15.5-year lease at 1345 Sixth Ave., in which it will occupy 29,827 square feet in the 50-story, 2 million-square-foot building.
