Brookfield Properties Lands 73 KSF Houston Office Lease

The landlord closed a lease renewal within the 4.2 million-square-foot Houston Center, at LyondellBasell Tower. Law firm Haynes and Boone will occupy three floors at the property.

Brookfield Properties has completed a 72,903-square-foot lease renewal with Haynes and Boone LLP at LyondellBasell Tower in Houston. The Class A office tower is part of Houston Center, a 4.2 million-square-foot complex in the city’s central business district. Brookfield Properties paid $875 million for the mixed-use center in late 2017.

The tenant agreed to occupy the 38th, 39th and 40th floors of the building situated at 1221 McKinney St. Completed in 1977, LyondellBasell Tower encompasses more than 1 million square feet and is LEED Gold certified, according to Yardi Matrix. International law firm Haynes and Boone has had offices in Houston Center since June 2004, focusing on sectors including energy, oil and gas, intellectual property, corporate securities and real estate.

“The lease underscores our deep and longstanding commitment to the Houston market, where we have grown steadily for several decades, including in our core sectors of energy, technology, private equity and financial services,” said Mark Trachtenberg, a partner at Haynes and Boone & administrative partner for the Houston office, in prepared remarks.

Steve Burkett, David Bale, Ed Prejean and Diana Bridger of JLL represented the tenant. Doug Little, David Baker, Kelli Gault, of Transwestern, along with Clint Bawcom of Brookfield Properties, worked on behalf of the landlord, which revealed improvement plans for Houston Center, the largest property by square footage in downtown. Spanning across 9.2 acres, in addition to LyondellBasell Tower, the campus comprises 2 Houston Center, Fulbright Tower, 4 Houston Center and The Shops at Houston Center.
