Brookfield Properties to Renovate Houston’s Heritage Plaza
The improvements will focus on the exterior, main lobby, tenant conferencing and sky lobby areas of the 1 million-square-foot, LEED Gold-certified tower.
Brookfield Properties has renovation plans for its roughly 1 million-square-foot Heritage Plaza in Houston, slated to begin this October and wrap up in January 2021. The improvements will focus on the exterior, main lobby, tenant conferencing and sky lobby areas of the 53-story, LEED Gold-certified tower. The news comes on the heels of the company’s announcement regarding the redevelopment of the top floors at the former Marshall Field and Co. Building in Chicago.
Located at 1111 Bagby St., the Class AA asset is the metro’s fifth-largest office building and includes 28,535 square feet of retail. Kirksey Architecture will lead the tower’s modernization, which will include the addition of an exterior glass curtain wall, refreshed landscaping, lobby improvements, interior finishes and fixture upgrades. Additionally, the project will add a boardroom-style conference space and collaborative seating area on the sky lobby level and upgrade the ground-level conference center, elevator lobbies and main lobby shuttle cabs.
Currently, EOG Resources is the largest tenant and occupies 350,000 square feet for its corporate headquarters. In January, Deloitte extended its 12-year lease for 204,210 square feet on the 39th to 45th floors and intends to begin interior renovations, slated for completion in late 2020.
