Cardinal Glass Buys Land for Phoenix Manufacturing Facility

The city of Buckeye, Ariz., has landed its first major economic development project in more than two decades.

PhoenixCardinal IG Cos. has acquired 77 acres of land in Buckeye, Ariz., from Evergreen Devco Inc. and Evergreen-Apache & Southern LLC, which it will use to develop a 250,000-square-foot, build-to-suit advanced glass manufacturing facility.

The Phoenix office of JLL brokered the sale.

“This property offered a development-ready site with good access to I-10 and the ability to efficiently serve California and other regional markets,” Marc Hertzberg, JLL managing director, told Commercial Property Executive. “The improved site, together with the area’s progressive community leaders, provided Cardinal Glass Industries with relatively lower operational costs and regulations.”

For instance, the city of Buckeye has provided expedited permit approvals in order to meet the employer’s speed-to-market requirements. This helps corporations that have very specific new product delivery objectives set by their customers.

Cardinal IG’s custom-built, state-of-the-art manufacturing facility will produce high-quality, energy efficient insulating glass for residential window and door companies across the globe. The development is expected to generate nearly $90,000 of direct annual revenue to the city, not including the indirect and induced positive fiscal impacts to the city of approximately $5 million over 20 years.

The site is situated just south of the southeast corner of Apache Road and Southern Avenue, approximately 3 miles south of Interstate 10 and 3 miles east of Highway 85. It is located just north of the city’s historic downtown.

“The City of Buckeye offers a deep, qualified workforce that up until now has been untapped. With over 70,000 residents and closer proximity to California, Buckeye has become a strategic consideration for manufacturing and logistics employers,” Anthony Lydon, JLL managing director, told CPE. “We have seen a sustained level of manufacturing demand throughout the Metro Phoenix market due to lower operating and regulatory costs, a deep, qualified and affordable workforce, and proximate location to California, Mexico and Texas.”

Evergreen still owns 75 acres in the area and JLL will continue to market the remaining space on the direct southeast corner of Apache and Southern, located immediately north of the Cardinal IG site.
