Carroll Industrial Taps Cushman & Wakefield to Lease 1.5 MSF Campus

Southeast 85 PowerPlex includes several build-to-suit options.

Carroll Industrial Development has tapped Cushman & Wakefield to lease Southeast 85 PowerPlex, its master-planned complex in Greensboro, N.C., within the Winston-Salem/Greensboro market. Managing Directors Jason Ofsanko and Tom Townes, Senior Director Ryan Conboy and Director Jordan Mitchell will oversee leasing efforts at the property.

The developer has begun site work at the 165-acre campus and completed the main entrance road. The first building is slated for delivery in 2025.

Southeast 85 PowerPlex will encompass more than 1.5 million square feet of industrial space across two lots adjacent to Interstate 85. A few build-to-suit options are available, including the development of up to four buildings ranging from 114,000 to 525,000 square feet or of a single, 1 million-square-foot facility.

Additional features are to include on-site access to the Norfolk Southern railway system, public water and sewer systems and up to 60 megawatts of power via a Duke Energy-served transmission line. The industrial project was designed to accommodate users from a variety of sectors, such as food and beverage, advanced manufacturing, distribution, automotive and battery technology, among others.

The master-planned campus will rise in an established industrial area surrounded by busy transportation corridors. Southeast 85 PowerPlex will provide easy access to Interstate 85 and to Highway 421, while being within 32 miles from Winston-Salem, N.C. Other large industrial users in the area include Amazon, Walmart, FedEx, UPS, ALDO and Toyota, with its upcoming electric vehicle factory, 20 miles south from Carroll’s project.

The location will allow future tenants to reach several major markets in the Southeast, as well as Charlotte Douglas International Airport and Raleigh Durham International Airport. The ports of Savannah, Charleston and Wilmington are also easily accessible.

Recent industrial projects in the Southeast

Other significant industrial projects in the Southeast region include SCHOTT Pharma’s new syringe manufacturing facility in Wilson, N.C. The German company’s $371 million project is expected to break ground by the end of the year, with operations expected to start in 2027.

In March, Barrister Commercial Group commenced construction on a five-building, 2.4 million-square-foot industrial campus in Hillsborough, N.C. It partnered with Terra Equity I LLC for Research Triangle Logistics, with the first two buildings scheduled to come online next year.

In late 2023, Stonemont Financial Group completed a three-building industrial campus totaling 702,250 square feet in Kannapolis, N.C. Lakeshore Corporate Park was developed in partnership with Fortius Capital Partners and has CBRE as exclusive leasing agent.
