CBRE Facilitates $35M Miami-Area Industrial Sale

CBRE has brokered the $35 million sale of a 224,572-square-foot logistics facility at the upcoming South Florida Distribution Center in Pembroke Pines, Fla. A CBRE team consisting of Senior Vice Presidents Larry Dinner, Tom O’Loughlin and Larry Genet represented sellers Helms Development and Core5 Industrial Partners, while Managing Director Sky Groden of JLL worked for the buyer, Vital Pharmaceuticals. 

Located at 20311 Sheridan St., the asset is less than 1 mile from State Route 27 and 4 miles from Interstate 75. The warehouse also offers trailer parking. When fully built, South Florida Distribution Center is set to encompass three buildings totaling 750,000 square feet of warehouse and office space.

“We are excited to accommodate the needs of Vital Pharmaceuticals for Building A and Building B which is under construction. Vital Pharmaceuticals will locate their corporate headquarters, distribution and production facilities at the new location in Pembroke Pines,” says Scott Helms, principal of Helms Development, in prepared remarks. “This project, formerly a Women’s State Prison, has been a collaboration between the city of Pembroke Pines and the development partnership of Helms and Core5.”
