CBRE Leases Entire San Leandro Industrial Development
Wayfair and CEVA Freight have inked leases for the 163,000-square-foot property before its completion, as CBRE research points to a high demand for 32-foot clear height and ESFR sprinkler systems.

CBRE Group Inc. arranged leases for the entire Comstock Industrial Center in San Leandro, Calif., the first new industrial development in San Leandro in 15 years, according to the broker. Senior Vice Presidents Michael Barry and Bob Ferraro represented the landlord, Comstock Realty Partners. Wayfair and CEVA Freight have inked leases for the 163,000-square-foot property before its completion.
Located at 2388 Williams St., the property is a quarter of a mile from Oakland International Airport and 10 miles from the Port of Oakland. The Comstock development features 32-foot clear heights, ESFR sprinkler system and 279 parking spaces, as well as space for potential trailer and container parking.
High Demand Amenities
Jason Ovadia at JLL worked on behalf of Wayfair LLC in the 81,000-square-foot lease. CBRE’s Ken Morris secured the second 82,000-square-foot lease for CEVA Freight LLC. Contemporary products with 32-foot clear height and ESFR sprinkler systems are in high demand and leases are often signed at or prior to completion as only 4.9 million square feet or less than 5 percent meet this height criteria in the market, according to CBRE research.
