CBRE has won the exclusive leasing assignment of INQ@2401, a 165,000-square-foot, newly completed office building in Charlotte, N.C. A joint venture between DRA Advisors and Mainstreet Capital Partners owns the property.
Senior Vice President Joe Franco and Associate Stephanie Spivey will spearhead the leasing efforts on behalf of the owners, which have recently inked a 90,000-square-foot lease with Verizon Wireless. The Class A building still offers 72,250 square feet of leasable space, with Mainstreet Capital handling property management.
Adaptive Reuse Project
Located at 2401 Sardis Road N., the property is close to Interstate 485 and just off Interstate 74. Constructed in 1989 as a retail building, INQ@2401 underwent a total reconfiguration in 2016 when it was transformed into an office asset, according to Yardi Matrix. Renovations included the installation of new windows, roof, HVAC, landscaping and facade. The adaptive reuse project features high ceilings and a parking ratio of eight spaces per 1,000 square feet, as well as signage opportunities on Independence Boulevard and Sardis Road.
“Stephanie and I are excited to work with DRA Advisors and Mainstreet Capital on this listing,” said Franco, in prepared remarks. “INQ@2401 is a high-density Class A building that brings life and energy into the space. We are consistently seeing office projects with characteristics found at INQ generating buzz and attracting top tenants,” he added.
