CenterPoint Begins 2 MSF Chicago Industrial Development
Comprising two speculative warehouses, the project will add to the largest intermodal inland port in the country.
CenterPoint Properties has begun construction of two speculative warehouses totaling 2 million square feet within the 6,400-acre CenterPoint Intermodal Center in Joliet and Elwood, Ill., the largest industrial park and intermodal inland port in the country.
The larger of the two projects, located at 4300 N. Brandon Road, encompasses approximately 1 million square feet in a cross-dock configuration. The second facility at 3301 N. Brandon Road will include 990,140 square feet. Both warehouses will have 40-foot clear heights and ESFR sprinkler systems. The 4300 N. Brandon property will have 185-foot truck courts and include parking spaces for some 700 trailers and 372 cars on its 73-acre site, while 3301 N. Brandon will accommodate 361 trailers and 225 cars on its 59-acre lot.
The developments are roughly 8 miles south of Interstate 80 and 50 miles from downtown Chicago. NAI Hiffman Executive Vice President & Partner Dan Leahy and Executive Vice President Adam Roth are marketing both properties.
CenterPoint Properties has already developed 17 million square feet of space across 25 facilities within CIC Joliet-Elwood, with an overall investment in the development exceeding $2 billion. Last year in July, the company signed a 90,480-square-foot build-to-suit lease with TTX Co. within the park.
