Central Nashville Office Development Opens Doors

Boyle Investment Co. broke ground on the 324,000-square-foot Class A project two years ago, with Northwestern Mutual providing construction financing.

Boyle Investment Co. has finished construction of Capitol View’s Block E, a 324,000-square-foot Class A office property in downtown Nashville, Tenn., according to Yardi Matrix. The developer began work on the site in May 2017, financed by an 11-year, $56.9 million construction loan from Northwestern Mutual.

Located at 500 11th Ave. N., the asset is between the Tennessee State Capitol and Interstate 40, opposite two other office properties, occupied by LifeWay and HCA. The 10-story building is part of the larger Capitol View urban district. Once the 32-acre mixed-use development is completed, it will contain a total of 1.1 million square feet of office, 130,000 square feet of retail, a 378-unit luxury community and a 169-key Hampton Inn & Suites.

Block E, anchored by two 65,000-square-foot leases—one with HealthStream, the other with WeWork—additionally contains 24,000 square feet of retail at the ground floor. The building’s amenities include a conference room, shower and locker facilities and a terrace on the fourth floor. The property is connected to a parking garage with approximately 1,200 spaces. The structure was designed to achieve LEED certification by Cooper Carry, with Flow Construction acting as the general contractor.
