Cimpress Closes 77 KSF in Boston-Area Subleases
The five-story, LEED Gold-certified office building was completed in 2015 and is now set to welcome Digital Guardian and ServiceNow.

Digital Guardian and ServiceNow have signed subleases for a total of 77,000 square feet in a Class A, LEED Gold-certified office building in Waltham, Mass. The property currently houses offices for Cimpress and its brand Vistaprint.
The building is located at 275 Wyman St., in the Piety Corner Historic District, 12 miles west of Boston. Situated in Hobbs Brook Park, the site provides easy access to Yankee Division Highway (Interstate 95) and Interstate 90.
Avison Young Principal Keith Gurtler represented Digital Guardian in securing a 44,000-square-foot sublease. Represented by Executive Vice President Jim Abarta and Senior Vice President Bill Lynch of Colliers International, ServiceNow agreed to occupy 33,000 square feet at the property. Vice Chairman Brian Hines, Managing Director Michael O’Leary and Associate Kevin McNamara of Cushman & Wakefield worked on behalf of sublessor Cimpress in both deals.
Collaborative space
Completed in 2015, the five-story asset comprises 300,000 square feet of office space. Owner Hobbs Brook Management selected Margulies Perruzzi Architects to oversee the design of the project and retained Commodore Builders as contractors. In addition to collaborative space, the property also features a library that provides tenants with a silent workspace. On-site amenities include:
- full-service cafeteria
- fitness center
- game room
- meeting spaces on each floor
- mothering rooms
- 1,025 parking spaces
Last June, Avison Young represented one of the four tenants that signed leases at a LEED-certified office building in downtown Boston.
