In a deal facilitated by Lee & Associates, newly formed craft beer manufacturer Cult Classic Brewing Co. signed for 24,118 square feet at the former ACME Supermarket building in the Stevensville area of Queen Anne’s County, Md. The company expects to begin operations in January 2018.
Located at 1118 Main St. in Chester on a 2.3-acre plot, the building was constructed in 1978 and operated as an ACME location until November 2012, having been unoccupied since. According to public county records, the owner of the asset is RIAAN Properties LLC. The limited liability company shares a Delmar, Md., address with Stratosphere Trampoline Park. The asset last traded in June 2016, for $1.2 million.
All the right factors
“The open-space design of the former grocery store perfectly suited Cult Classic Brewing Co.’s requirement to retrofit the space with customized functions,” Marley Welsh of Lee & Associates Chesapeake Region said in prepared remarks. “With direct access and visibility from MD Route 50, it will become an attraction for people driving to or from the Eastern Shore including beach points, and the large free parking lot is conducive to handle large trucks and the general public visiting the tap room.”
Situated between Main Street/Route 18 and Blue Star Memorial Highway/Route 50, the building is part of the Kent Island shopping center. The location’s tenant roster also includes a Hardee’s, Dollar General, El Jefe Mexican Kitchen & Tequila Bar, Dunkin’ Donuts and First National Bank, among others. The property is located within a 20-minute drive of Annapolis and roughly 45 miles from the downtown Baltimore area.
