One month after closing its U.S. Logistics Fund II at $300 million, Clayco affiliate CRG has broken ground on The Cubes at French Lake, a more than 1 million-square-foot industrial development in Dayton, Minn.

Clayco is the general contractor, alongside Lamar Johnson Collaborative serving as the designer of the project, which marks the largest speculative industrial property ever to be developed in the state. Principal Chris Garcia, SIOR, and Associate Grace McGuire of Lee & Associates will lead the leasing efforts at the property.

Expected to open in 2023, the cross-dock warehouse will span approximately 65 acres and encompass 40-foot clear heights, 60-foot speed bays, a 185-foot depth concrete truck court, grade-level dock doors, ESFR sprinkler systems and high-efficiency LED lighting, as well as 652 parking lots and 231 trailer parking spaces.

Located at 11500 Lawndale Lane N., the property will be less than a mile from Interstate 94, offering easy access to major distributors in the area, the city center and the Minneapolis – Saint Paul International Airport. Amazon, FedEx, Medline and King Solutions also have a presence in the area.

The project is part of CRG’s Cubes brand, set to deliver sustainable industrial properties across the country that fit the needs of a variety of businesses, including Fortune 500 companies. Last year, CRG broke ground on The Cubes at Fort Prince, a 2.3 million-square-foot industrial park in Spartanburg, S.C. The project’s first phase is expected to open this year.
