Cushman & Wakefield has arranged a new long-term lease at the recently developed Port 95 Business Center, a two-building industrial park totaling 230,036 square feet in Dania Beach, Fla. The 19,913-square-foot lease with 3G Productions brings the warehouse and distribution center to full occupancy.

The new tenant is an event company specializing in production, audio-visual installations, event staffing, sales and rentals. The Las Vegas-based firm is relocating from Park Centre Business Park in Miami and will use the new space as an equipment warehouse and logistical center for its South Florida operations.

Coveted location

Located at 2650 SW 36th St., Port 95 Business Center features 32-foot clear heights, ESFR fire sprinkler system, energy efficient T-5 warehouse lighting and built-to-suit offices. The facility is situated immediately west of Fort Lauderdale-Hollywood International Airport. Bridge Development Partners completed the property in 2014. MSG Port 95, an entity affiliated with Elion Partners, acquired the business center in November 2014 for $26.6 million, public records show.

Cushman & Wakefield Executive Directors Chris Metzger, Richard Etner Jr., Christopher Thomson and Director Matthew McAllister represented the owner, while Steve Kaminer of Coldwell Banker Commercial worked on behalf of 3G Solutions in the lease negotiations. Earlier this year, two other companies signed leases to occupy 47,182 square feet of industrial space at Port 95 Business Center.

“Port 95 Business Center proved to be an exceptional location for 3G Production’s new South Florida operations center. It is a state-of-the-art facility centrally positioned in South Florida at the crossroads of Interstate 95 and Interstate 595, providing incredible access to the Tri-County area of Broward, Miami-Dade and Palm Beach, as well as the west coast of Florida,” Metzger said in prepared remarks.
