Oxford Properties Group has signed a 56,962-square-foot headquarters lease with DataRobot at 225 Franklin Street in Boston. The software company will relocate in September from 1 International Place, where it currently occupies 31,407 square feet. NKF represented both parties in the deal.

The 943,605-square-foot, 33-story premier office tower in Boston’s Financial District is within walking distance of Post Office Square, Langham Hotel, eateries and retailers. South Station is three blocks away. The property was completed in 1965 and underwent renovations in 1990. The building includes a Sweetgreen salad bar, Foumami sandwich bar and Equinox gym as well as The Foundation, a conference and amenity hub that encompasses:

  • tenant lounge with kitchen
  • 237 parking spaces
  • golf simulator
  • locker rooms with showers
  • bike storage
  • two meeting rooms

With DataRobot’s lease, the asset reached an occupancy rate of nearly 90 percent. Other notable tenants include Bank of America, Cushman & Wakefield, Delphi Management, Perkins+Will and Regus.

DataRobot selected 225 Franklin Street due to it having three contiguous floors available that featured generous natural light, efficient floor plates and possible future expansion opportunities,” said NKF Director Ben Sutton, in a prepared statement.

Newmark Knight Frank Senior Managing Director Jason Cameron, Executive Managing Director David Martel and Transaction Services Specialist Tim Giarrusso represented the landlord in the transaction. Sutton and Executive Managing Director William Motley acted on behalf of the tenant. Earlier this month, the firm brokered another office lease in the area.
