Dedeaux JV to Develop 500 KSF SoCal Warehouse
The project is situated within a master-planned community covering more than 1,400 acres.
Tejon Ranch Co. has teamed up with Dedeaux Properties to develop and lease a 510,500-square-foot industrial warehouse at Tejon Ranch Commerce Center, a master-planned community covering 1,450 acres in Lebec, Calif.
The new development will be 40 miles north of Santa Clarita, at the intersection of Interstate 5 and Highway 99, at the Los Angeles County and Kern County border. Facilities in this area can serve 90 percent of California consumers within a single-day truck turn.
This mixed-use, master-planned community functions as a logistics hub serving California and the western U.S., fueling economic growth for Kern County.
For TRCC, Tejon has developed 8.2 million square feet in industrial space, which is currently 100 percent occupied. The site has an additional 11.1 million square feet of entitled property remaining. The new warehouse will be built on a 25-acre parcel.
TRCC also has 674,000 square feet of existing retail space, including the Outlets at Tejon, which celebrated its 10th anniversary with an occupancy of more than 90 percent. Tejon is also developing Terra Vista at Tejon, a residential component set to feature as many as 495 units. The project’s first phase, which includes 228 apartments, is scheduled to open in the spring of 2025.
Earlier this year, Dedeaux Properties delivered its first industrial project within TRCC, on land acquired from Tejon Ranch Co. Located at 5665 Dennis McCarthy Drive, the property measures 233,217 square feet.

JLL’s Mac Hewett, Mike McCrary, and Brent Weirick will serve as the listing agents for this new industrial facility.
Dedeaux Properties’ industrial focus
Last year, Dart Entities, a 3PL provider connected to Dedeaux Properties, acquired an 882,000-square-foot distribution center in Commerce, Calif., from Ares Management for $190 million. The deal marked one of the largest industrial transactions in Los Angeles County last year.
