Dedeaux Sells 7-Building LA Industrial Campus
DAUM Commercial Real Estate Services represented the seller in the individual dispositions of the freestanding buildings in Echelon Business Park. They range from 27,438 to 43,166 square feet.

Dedeaux Properties has sold each of the seven buildings within its Echelon Business Park in Industry, Calif., for $50 million. DAUM Commercial Real Estate Services directed the individual sales.
Located at 801-821 Echelon Court, the campus broke ground last August. The seven free-standing buildings range from 27,438 to 43,166 square feet. The properties received offers prior to the ground breaking, due to the demand for ownership opportunities within the industrial sector in the area. The buildings each offer dock-high and ground-level loading, ESFR sprinklers, two-story office space, large truck courts and high-speed fiber optic cabling. Echelon Business Park is also within close proximity to the 60, 10 and 605 Freeway, with easy access to the Ports of Los Angeles and Long Beach.
“The Echelon Business Park is a rare and significant ‘in-fill’ success, which delivers new, high-quality product to the under-served segment of smaller industrial users,” Dennis Sandoval, executive vice president & branch manager with DAUM, told Commercial Property Executive. “There is also a tremendous demand for property ownership in the small industrial sector, as evidenced by the fact that six of the seven buyers are owner-users.”
Sandoval along with Executive Vice President Robert Dipre and Associates Bryan Sandoval and Kurt Yacko directed the transactions on behalf of the seller.
