LogistiCenter Building 8

DGC Fulfillment, a third-party logistics company, has signed a five-year lease with Dermody Properties for the entire 258,737-square-foot Building 8 at Rialto II, an industrial park in Rialto, Calif. The lease agreement will come into effect at the beginning of December.

Completed earlier this year, the new location is one of two Class A adjacent facilities branded LogistiCenter Building 8 and Building 9. The properties occupy a combined 17.5-acre site at 1645 W. Renaissance Parkway and 1798 N. Linden Ave.

Building 8, the larger of the two distribution centers, includes a 2,412-square-foot office space and 130 parking spots, according to CommercialEdge data. The facility offers 30- and 32-foot clear heights, truck courts ranging between 130 and 135 square feet and a loading bay with 39 dock high doors and two grade level loading doors.

LogistiCenter is part of Renaissance Rialto, a master-planned development set to include 4.5 million square feet of industrial space. The property is next to an Amazon fulfillment center, roughly 6 miles from both interstates 15 and 215, via the nearby Foothill Freeway. San Bernardino International Airport is 12 miles to the east, while the ports of Los Angeles and Long Beach are some 70 miles to the southwest.

With the accelerated expansion of e-commerce, demand for Class A distribution centers remains on the rise, and Dermody Properties is taking note. In July, the company closed its third industrial fund after raising $1.1 billion. The company plans to continue investing in upscale logistics facilities across major markets.
