Developer Reveals Plans for San Antonio’s Essex Modern City
The mixed-use development planned for the 8-acre lot will include 80,000 square feet of creative office space.

San Antonio—Essex Modern City (EMC) has unveiled images of the future Eastside mixed-use project located along Essex Street in San Antonio’s Denver Heights neighborhood. Work on the 8-acre site will start in late 2017, while construction is scheduled to begin in 2018.
Efraim Varga of Varga Endeavors in partnership with Sacramento-based investment firm Harris Bay are the developers of EMC. Kris Feldmann of CREO, a San Antonio-based architectural firm, leads the design of the development.
EMC is a multi-phase project. The first phase features vertical farming, a central plaza, 248 rental apartments, 160 for sale condos, 80 for sale live/work modern rowhomes, 65,000 square feet of commercial store front, a 22,000-square-foot mercado and 80,000 square feet of creative office space. The project’s most exciting amenities include smart garage parking, self-driving vehicles and rock-climbing walls in the plaza.
“We are offering some unique residential options like walk-up rowhomes that you might find in New York City,” Anton Bayer, managing partner at Harris Bay, said in prepared remarks.
The project will replace a former pallet manufacturing site on Essex Street, which is bordered by S. Cherry Street and heading north up to Carolina Street.
“If Pearl is the Culinary Institute of America project, Essex will be the James Beard award-winning taco trailer with a wicked cool startup app,” added Jake Harris, managing partner at Harris Bay.
