Downtown Works Expands San Diego Coworking Space
This Little Italy flex office is one of the three coworking spaces the company owns in the county.
San Diego-based Downtown Works is expanding its footprint by opening more flex office space in the Little Italy neighborhood of the city. The coworking company leased an extra floor at its current location, a 28,765-square-foot office building owned by Performance Wealth Investments, CommercialEdge data shows.
Downtown Works Little Italy now features 63 private furnished offices, as well as shared common spaces and virtual office services. The company added over 10,000 square feet of flex space, now bringing its total to 33,000 square feet in the area. The dog-friendly space has HVAC systems, air purifiers, touchless doors and keyless entries. Amenities include conference rooms, private event spaces and a kitchen, as well as premium coffee and craft beer available on-site. Five team members of the Wonderfront Festival are among the tenants.
Located at 550 W. B St., the flex office is less than half a mile from Waterfront Park, close to numerous bus stations. Downtown San Diego, as well as several dining and entertainment options, are less than a mile from the property. Interstate 5 is less than 2 miles southeast.
Downtown Works owns another coworking location in San Diego’s Pacific Beach area and more than 40,000 square feet of flex office space in Carlsbad, Calif. The demand for premium flex space in the market reflects today’s emerging hybrid office trend, said CIO David Adato in prepared remarks.
The national demand for shared office spaces is on the rise. As of July, the nation’s inventory totaled 117.5 million square feet, 1.7 percent of the office stock, a recent CommercialEdge report shows.
