Dropbox Campus in San Francisco Scores LEED Platinum

The Exchange on Sixteenth, Kilroy Realty Corp.’s four-building, 750,000-square-foot office development located at 1800 Owens St. in San Francisco, has earned LEED Platinum certification under USGBC’s Core & Shell rating system. In addition, GRESC, a benchmark that facilitates communication between portfolio managers and investors, named KRC the global leader on sustainability among all publicly traded real estate companies.

The campus is fully leased to Dropbox, which will occupy the property in phases through 2020. Located in the Mission District, the development has high connectivity to public transit, restaurants, art galleries, breweries and the Giants and Warriors stadiums. With the completion of the Exchange, KRC’s San Francisco Bay Area portfolio totals approximately 6.5 million square feet.

Focus on environmental design

Rios Clementi Hale Studios designed the project, with Flad Architects providing executive architecture services. Marelich handled the mechanical, electrical and plumbing design, Hathaway Dinwiddie oversaw the construction of the project and Stok executed the commissioning and LEED services work.

To achieve USGBC’s highest level of certification, The Exchange on Sixteenth has followed several green features, including a holistic approach to health and wellness such as ample daylight, access to views, activated stairwells, mechanical design emphasizing thermal comfort and low emitting materials. In addition, the office development has extensive green roofs, highly efficient water fixtures that provide 45 percent reduction in water consumption, an efficient mechanical system that reduced energy consumption by 19 percent, onsite bicycle amenity, remediated brownfield and electric car stations. Furthermore, materials purchasing focused on recycled content, regional sourcing and FSC wood.
