Duke Realty Inks GA Industrial Lease
Slated for delivery in September, the 194,120-square-foot warehouse will be accessible via CSX rail. NFK worked on behalf of the tenant in the transaction, a logistics company.
Duke Realty Corp. has signed a long-term lease for a build-to-suit, rail-accessible, 194,120-square-foot warehouse with Schilli Distribution Services, a logistics company known for flatbed and open-deck transportation. The facility being built on a 12.1-acre parcel at 276 Jimmy Deloach Parkway in Savannah, Ga., is expected to be delivered in September.
Located 1 mile of Technology Circle and close to interstates 95 and 516, the upcoming industrial development will be within 7 miles of Port of Savannah. Schilli’s facility will feature 32-foot clear height, 43 dock doors—each at 9×10 feet—and two 12×14-foot drive-in doors. The property is also set to include a 170-foot truck court and 110 parking spaces for cars and trailers.
“Demand for warehouse space in the Savannah market continues to be high, given the strong TEU volumes at the Garden City Terminal. Overall market vacancy is currently 3 percent and our existing 7.3 million-square-foot portfolio is 98 percent occupied,” said Brian Sutton, vice president of leasing for Duke Realty in Atlanta and Savannah, in prepared remarks.
Bob Luttrell and Ken Boyd with NKF assisted the tenant in the negotiations. In August 2018, another NKF team secured a long-term lease at a build-to-suit facility developed by Duke Realty in Greater Cincinnati.
