Durst Inks 2 New Leases at Manhattan Office Tower

Law firm Perkins Coie and exchange Deutsche Borse have between them signed leases for a total of 70,000 square feet at 1155 Avenue of the Americas.

The Durst Org. has inked two new leases at 1155 Avenue of the Americas in Manhattan. 

Law firm Perkins Coie signed a 15-year lease to entirely occupy the 20th through 22nd floors, totaling 57,971 square feet. The company is relocating from its offices at 30 Rockefeller Plaza. Exchange Deutsche Borse signed a 10-year lease to occupy 12,095 square feet on the partial 19th floor. The company is moving from its current location at 60 Broad St. This marks the second exchange to move to one of Durst’s Midtown towers, the other being Nasdaq’s headquarters relocation to 4 Time Square in February. 

The LEED Silver-certified tower was constructed in 1984 and designed by Emery Roth & Sons. The property recently underwent a $110 million renovation program that included a new lobby, new windows, a rooftop pavilion, destination dispatch elevators and floor-to-ceiling glass. The asset comprises 790,000 square feet and stands 41 stories. The Class A building includes 11,510 square feet of retail and is leased to a number of other tenants, including TD Bank, Dow Jones, The Alliance Team and Cornell University.

CBRE’s Vice Chairman Ken Rapp, Senior Vice Presidents David Kleinhandler and Michael Wellen and Vice President Cara Chayet, represented Perkins Coie in the deal. JLL’s Senior Vice President Simon Landmann represented Deutsche Borse in the lease transaction. The Durst Org. was represented in-house by Tom Bow and Rocco Romeo.
