Endurance Real Estate Group has completed Middletown Logistics Center, a 251,200-square-foot industrial facility in Middletown, Pa. IPEX USA, a manufacturer of integrated piping products, is the sole occupant of the property, marking the tenant’s entry into the Central Pennsylvania market.
The newly constructed facility sits on 18.4 acres and features 36-foot clear height, 56-foot by 52-foot column spacing, LED lighting and ESFR sprinklers, as well as 21 fully equipped door positions. The warehouse offers offers 33 trailer stalls and 192 parking spaces.
Located at 2070 N. Union St., the property is part of the Harrisburg market. The site provides a direct connection to Interstate 283, offering access to Greater Philadelphia, Harrisburg and the Baltimore-Washington metropolitan area, via interstates 83 and 76. Harrisburg International Airport is 5 miles away. Other industrial tenants in the area include FedEx, UPS, Schneider Electric, Allen Distribution and Swanson.
Executive Managing Director Jeff Lockard, Senior Managing Director Jason Webb, Executive Vice President Maria Ratzlaff and Vice President Ryan Barros of JLL Capital Markets represented the owner, while Executive Vice President Sean Bleiler of CBRE represented the tenant in the lease signing.
Endurance’s current national portfolio totals 5.1 million square feet, consisting of 53 buildings, while it’s development pipeline adds up to more than 1.6 million square feet of distribution facilities. CommercialEdge data shows that the company owns 17 industrial properties within the state of Pennsylvania, completed or in various stages of development. In February, Endurance and ASB Real Estate Investments paid $77.6 million for a 929,250-square-foot industrial portfolio in Berks County, Pa.
