EQ Office Completes $32M Renovation of LA Campus

The Blackstone affiliate has transformed Playa District into a 1.4 million-square-foot property emphasizing lifestyle and wellness experiences.

EQ Office has completed the $32 million renovation of Playa District, a 1.4 million-square-foot, 33-acre campus in West Los Angeles, originally known as Howard Hughes Center.

“Playa District is inspired by the coastal Southern California lifestyle that meets the needs of today’s talent by providing flexibility for tenants to grow and approachable indoor and outdoor work and social spaces that are built for collaboration, community, concentration and convenience,” Tim Marchal, EQ Office’s vice president – portfolio director, told Commercial Property Executive.

The campus features a number of unique experiences that help attract, support and retain talent, including lifestyle and wellness experiences that enhance work and life quality, upgraded and renovated spaces, on-site events that increase social and community engagement and more.

Industrious will manage the tenant experience for all 150-plus businesses on campus at Playa District. There’s also a tenant-exclusive app created by District Tech, providing building news and updates for Playa District; and an on-site café featuring food and beverage from Winsome.

Wholly-owned by Blackstone’s real estate funds, EQ believes it has redefined the workplace experience for companies of all sizes. Playa District is centrally located in Playa Vista, with convenient access to the 405 Freeway and LAX. The campus is an attractive extension of the Silicon Beach community, given its proximity to Playa Vista, pool of pioneering tenants and expansive parking options.

“Silicon Beach is becoming increasingly popular among innovative tech and media companies, and Playa District serves as an attractive extension of the community,” Marchal said. “Our tenants tend to fall into the TAMI (technology, advertising, media, information) space, which you see throughout the Silicon Beach area, as well.
