Expeditors International Leases Large IL Facility
The property is located in the Chicago suburb of Streamwood and is close to completion, with Opus and USAA Real Estate as landlords.
The Opus Group and USAA Real Estate Co. have fully leased one of their soon-to-be-finished industrial developments in Illinois to logistics company Expeditors International. The 423,726-square-foot building is located in the Chicago suburb of Streamwood and is slated for completion this fall. A CBRE team of brokers worked on behalf of the landlord, while Cushman & Wakefield represented the tenant in the deal.
The property spans 35 acres at 10 Falcon Court, near the Elgin O’Hare Expressway, providing convenient access to interstates 390, 355, 294 and O’Hare International Airport. Upon completion, it will feature 32-foot clear heights, 48 exterior truck doors, up to 55 trailer parking stalls and 193 parking spaces.
“This was one of the only industrial buildings larger than 200,000 square feet in the submarket to meet their distribution demands,” said Mike Yungerman, vice president & general manager of Opus Development Co., in a prepared statement.
In addition to Opus Development Co. and USAA Real Estate, the team behind the project also includes Opus Design Build as the design-builder and Opus AE Group as the architect and engineer of record. The same team has recently broken ground on a 125,000-square-foot mixed-use project in Overland Park, Kan. The brokers working to close the deal were Doug Pilcher, Jason West and Sean Henrick of Cushman & Wakefield and David Prell and Kevin Segerson of CBRE.
