Financial Services Firm Inks New DC-Area HQ Lease

The company’s new headquarters will occupy more than 20,000 square feet in a newly renovated office building in Rockville, Md.

Financial services company H. Beck Inc. has signed a 23,000-square-foot lease to move its headquarters into Research West I in Rockville, Md. The tenant plans to occupy its new space in the 122,500-square-foot Washington, D.C.-area office building in August 2018.

Located at 2440 Research Blvd., the five-story building sits next to an identical structure—Research West II—and is positioned within a half mile of Interstate 270. The surrounding area houses a number of low- and mid-rise office assets, home to tenants including Lockheed Martin and a wide range of medical practices. H. Beck’s current headquarters, at 6600 Rockledge Drive in Bethesda, Md., sits seven miles south along the interstate.

Recent renovations, new amenities

The building was initially constructed in 1987. Recently, the owner—who was undisclosed at the time of sale—finished renovation work on both Research West I and II, and on-site amenities now include a fitness center, game room and a conference center.

Keith Foery, Phil McCarthy and Cricket Cleary of Transwestern represented the owner in the transaction through ASB Real Estate, its investment manager. Cresa’s Matthew Ward and Steven Shaumberg acted on behalf of H. Beck.

“With its recent multimillion-dollar renovation, 2440 Research Blvd. offers H. Beck a fantastic suite of on-site amenities in a highly accessible location,” said Foery, executive managing director of Transwestern, in a prepared statement. “The new space will create an excellent branding opportunity with exterior signage.”
