Off Lease Only, an independent car dealership, has inked a 30,000-square-foot lease extension at AVE Aviation & Commerce Center, a 178-acre, master-planned business park in Opa-Locka, Fla. The 15-year lease for the company’s vehicle showroom and offices is in the 171,000-square-foot Building J of the mixed-use campus.

AVE Aviation & Commerce Center is at 14350 NW 56th Court in the Miami Lakes industrial submarket. Located 2.5 miles west of Miami-Opa Locka Executive Airport, the property is close to Palmetto Expressway and Interstate 75. Miami International Airport is about 9 miles south.

Developed by CPF Investment Group, AVE Aviation & Commerce Center currently comprises 1 million square feet of Class A retail, office/warehouse and corporate jet hanger space. Amenities include underground utilities, such as natural gas, curb and gutter infrastructure, as well as automatic stand-by generators, rear or cross-dock loading and 120-foot truck courts.

The park is home to 31 businesses, including the United States Postal Service, Banyan Air Services and Turbopower Rolls Royce MRO. The business park reached full occupancy in 2018 and has maintained it ever since.

A tenant at the location since 2012, Off Lease Only currently uses a 13-acre parking and retail lot that can accommodate up to 2,200 vehicles, a 30,000-square-foot storage facility and service center for light maintenance, as well as 4 acres for overflow storage. The newly leased space was previously occupied by Goodyear Tires. Located at 5499 NW.145th St., Building J was completed in 2015 and features three doors per bay and a 24-foot clearance.
